Why rent with us – As a Landlord

Cheshire Housing Management provide a full Property Rental Management service for landlords, delivering professionalism and peace of mind. 

As the longest established letting agent in Lymm we pride ourselves on providing an exclusive tailor-made personal service that is very much valued by our clients. So much so they continue to renew their agreements with us over & over.

What’s involved?

There are various things that need to be done before letting out your property. To begin with, you need to prepare your property so it is ready to let. This involves checking meter readings & sorting utility bills, discussing insurance cover, organising keys and inventories, acquiring safety certificates for gas, electrics and appliances, then you can move on to things such as arranging rent & deposit collection, scheduling a move in date, the list goes on. 

As your property manager, we can manage all of these tasks on your behalf. Once your property is ready for tenants to move in, we will also manage it throughout the tenancy, providing regular account statements along the way.

 

Why rent with us – As a Tenant

At Cheshire Housing Management there are no tenant fees. We mark listings as unavailable as soon as they are let, so it’s clear to you what properties we have to offer. 

What’s involved?

All our properties that you’ll see contain appropriate photos, with a descriptive write up and all the details up front. 

As soon as a deposit is taken for a property, we mark it as ‘Let Agreed’. If you've already enquired about a property that’s been taken, we'll let you know you right away. If you only want to see properties suitable for pets, DSS, students or families, just let us know. Once you find a property to you like we will arrange an accompanied viewing with one of our agents. We will meet you at the property so you can take as much time as you need to have a look around and ask any questions you may have.

If the viewing has gone well and you would like to rent the property, just give us a call and we can get the ball rolling. We’ll ask for a deposit equivalent to one months rent to secure the property for you. We protect your money with clear terms and conditions, so you can feel safe during the move-in process. 

Subject to referencing we can then prepare the paper work and arrange for the Tenancy to commence. Once the Tenancy Agreement has been signed and we have a move-in day arranged, at this point the first months rent would be due. We can then hand the keys to the property over to you. 

As part of our service we also organise the utilities to be transferred into your name and Council Tax.
