As an independent privately owned company we have your best interest at heart, therefore we keep our fees low to increase your savings.

Whether you fully invest in us to manage your property, or we simply get you started on the property road as a Let Only, we will find you the right Tenant. You can be confident of our dedicated and uncompromising service at all times.

Here you will find all the relevant information with regards to the fees that we charge. We want the whole process to run smoothly.

Let Only

We’ll find the right tenant, arrange the move in and complete all appropriate paperwork.

Initial rental valuation and consultation

Give advice on refurbishment of property

High quality photographs

Large database of tenants

Optional "To Let" board

Carry out accompanied viewings

Arrangement of legally required checks by suitably qualified tradesmen

Provide guidance on compliance with statutory provisions and letting consents

Full tenant reference checks with recognised professional body

Prepare legal tenancy agreement with legislative paperwork

Arrange for the security deposit to be held in a government deposit scheme

Tenant move in

Deduct any pre-tenancy invoices

First month rent collection

10% +VAT

Letting & Fully Managed

£200 +VAT setup fee. 10% +VAT of the gross rent for full term of tenancy.

Additional Fees

The below fees apply for both the services that we provide:

Professional Inventory Price from £75 +VAT – Dependent upon size of property
Energy Performance Certificate - Valid 10 Years £50 Legal Requirement
Gas Safety Certificate - Valid 1 Year £78 Legal Requirement
Electrical Safety Check – Valid 5 Years £130 Legal Requirement

The above is a full summary of the fees we charge for the whole duration of the tenancy. There are no hidden costs. Prices quoted are confirmed from our Trades People and there are no additional Agency costs to you.

Early Termination of Contract:

Any notice, given within the first 6 months of the tenancy of a fully managed property, you must, on termination, pay an amount equal to the fee for the Let Only service - £550 +VAT.

Fees and Charges applicable to Tenants

Deposit:

A deposit of one month's rental will be required. The deposit will be secured with the DPS. This deposit is to cover damage, breakages and any other liabilities under the Terms of your Tenancy Agreement.

Reserving the Property:

Once you have chosen a property, a holding deposit will be required. This is the equivalent to one week’s rent and will be deducted from the monies due, when you move in. If the Landlord declines to grant the Tenancy, it will be refunded. However, the deposit may be forfeited if you decide not to proceed, or if you fail to provide complete and accurate information in your application.

Lost Security Items:

Replacement keys or electric fobs will be charged at the going rate.

Unpaid Rent/Returned Payment:

Interest calculated at 5% above Bank of England Base Rate from due date.
